Areas surrounding the lake are NOT included. 36 months of data is provided on a monthly basis. Rather than focusing on any given month, look at trends. For example, if the new listing rate is outpacing the sales rate, inventory climbs indicating an increasing buyer's market. As a recreational market, note that there is seasonality in that it is normal for Sellers to list at a high rate in the early spring months followed by increased buyers in the summer months that begin to consume the outstanding inventory.
